NJR Steel is proud to have sponsored the Light Steel Frame Category at this year’s SAISC Steel Awards. Congratulations to Zululami House, the winning project, which showcases the remarkable innovation and efficiency of lightweight steel framing in residential construction.
Located on the North Coast, Zululami House was designed as a retirement residence, meeting the client’s vision for a traditional home with high-pitched roofs and open spaces. The decision to use light steel framing allowed the team to create large, vaulted ceilings and an open-plan living area, while ensuring cost-effectiveness and structural integrity.
The project demonstrates the remarkable capabilities of light steel framing in premium residential construction, with innovative structural solutions enabling the creation of vast, open-plan living spaces.
One of the standout engineering feats was the creation of a 6.5-meter-wide, 13.6-meter-long open-plan living space, supported by innovative web trusses and pocket-holed wall attachments to ensure stability.
The meticulous prefabrication and phased deliveries facilitated a rapid construction timeline without compromising on quality.
The steel fabrication process was meticulously planned, with components pre-engineered and prefabricated off-site, allowing for accurate detailing and minimizing material waste.
Deliveries were strategically phased to avoid site congestion, optimizing the construction workflow.
The erection and installation of the steel frame was a highly coordinated effort, utilizing 3D modeling for clash detection and constructability reviews prior to on-site assembly.
This enabled the seamless integration of structural elements, building services, and architectural features.
The project team, including Build 26-6, JHC Projects, LevEco Architects, Barry Kriel Consulting, and Trumod, collaborated to deliver a steel-framed home that pushes the boundaries of what is possible with modern construction methods.
